Can I afford to purchase a home in today’s market?

This is the question I hear more than any other, and the honest answer is: it depends on your numbers, not the headlines. Affordability is personal. Here is how we actually find out, and why more families can buy than they think.

A welcoming Arizona front door at golden hour
Affordability starts with a conversation, not a news cycle.

The headlines do not know your budget

Market news talks about averages. Your affordability depends on your income, your debts, your credit, and your savings. Two families with the same income can get very different answers. That is why the first step is never a headline, it is a pre-approval.

Start with pre-approval, not home shopping

A lender runs your real numbers and tells you exactly what you qualify for, including the interest rate for your situation. Rates change often, and your rate depends on your credit, your loan type, and the lender. Pre-approval turns “can I afford it?” from a worry into a number you can plan around.

Down payment assistance changes the math

Many buyers assume they need a large down payment. In Arizona, the statewide HOME Plus program can provide forgivable down payment and closing cost assistance, and other state and city programs exist with their own income limits. For veterans, VA loans allow qualified buyers to purchase with no down payment and no mortgage insurance. Programs change and funding is limited, so we verify the current terms together, but the takeaway is real: help exists.

Count the whole monthly cost

A mortgage is only part of the picture. Taxes, insurance, HOA fees, utilities, and maintenance all count. In Arizona, summer cooling costs are real, and pools cost more than they look like. A good plan includes all of it, so you are never surprised after closing.

Not ready yet? That is a plan, not a failure

If the numbers say not yet, we make a plan: pay down debt, build savings, improve credit, and set a timeline. Loan denial is common, and it is usually a detour, not a dead end. Trust the process and enjoy the ride. Whether you can purchase now or need to prepare for the future, I can help.
